Suburb Spotlight: Buying in Nunawading, Blackburn and Mitcham

Misty boardwalk through bushland in Melbourne's east at sunrise

Three neighbouring suburbs on the Belgrave–Lilydale line, three different buying propositions. A local's guide to how they compare for first homes, families and investors.

We’re based in Nunawading, so this corridor is home turf. Buyers often shortlist all three of these suburbs at once — they share a train line and a postcode-deep sense of community — but they buy differently in each. Here’s how we see it after nearly two decades financing homes here.

Nunawading: value and connection

Nunawading offers the corridor’s best blend of price and practicality: solid mid-century homes on generous blocks, newer townhouse developments near the station, and easy access to the Eastern Freeway and EastLink. For buyers priced out of Blackburn, it’s the natural next stop — and townhouses here remain a strong entry point for first home buyers using stamp duty concessions.

Blackburn: the leafy premium

Blackburn’s tree-lined streets around the lake and its village-style shopping strip carry a genuine premium, especially inside sought-after school catchments. Established houses dominate, competition is consistent, and well-presented family homes move quickly. Buyers here benefit from having finance fully pre-approved before auction day — it’s an auction-heavy market.

Mitcham: families and fresh development

Mitcham blends established family streets with newer apartment and townhouse stock near the station and Brand Smith Reserve. That mix creates opportunities at several price points — and some lender nuance, since banks assess high-density postcodes and established houses differently. The right lender match matters more here than buyers expect.

What it means for your finance

Same corridor, three different deposit targets, duty outcomes and lender strategies. We put real numbers against each option — funds to complete, repayments, and pre-approval that holds up at auction — so you can shortlist with confidence.
